As tenant or landlord, it is essential for you to keep track of the property agreement or tenancy lease. Our role here also includes document preparation and property agreement preparation to ensure both parties have legal documents to support the renting property.

The tenants must sign a Residential Tenancy lease Agreement in line with the requirements of the Residential Tenancy Act 1997 and its amendments. This document sets out the specific term of the tenancy along with any special terms and conditions to the agreement. As required by the Residential Tenancy Act 1997, all tenants are provided with a copy of the booklet ‘Renting a Home – a guide for tenants’ produced by Consumer Affairs.
Under section 406 of the Residential Tenancies Act 1997, it states that all bonds must be forwarded to the Residential Tenancies Bond Authority where they are held in a trust for the tenant until the termination of the tenancy. We also complete the required Bond Lodgement form and forward with the bond to the residential Tenancies Bond Authority. In accordance with the legislation, we require one calendar month rent as bond for properties under $350 per week. The bond is not released back to the tenant until the end of the tenancy and the final inspection has been conducted.
