Condition Report
A condition report is one way to establish a documented report of the physical condition and state of repair of a property before a tenant moves in and when they move out. This report establishes the condition of the property at the commencement of the tenancy. We complete a detailed condition report which forms part of the Lease Agreement and the tenant is required to agree to or amend this report in writing within 3 working days of the tenancy agreement. This document is issued as a comparison at the end of the tenancy and is the basis on which the bond is refunded. We also advise digital photos be taken and signed by the tenant at the beginning of each tenancy.
Property condition reports are important because this document will include the following:
- Repaired parts of property
- Any fixtures, furniture and fittings from the landlord that are included during tenancy
- Condition report of the walls, floors and ceilings in every room
