Problems may arise in rental properties unexpectedly and tenants must contact their property manager right away should there be a need for maintenance or repair. We will make all necessary arrangements and will consult with the landlord to ensure that any maintenance or repair is attended to in a timely fashion and at a reasonable price.

Rental inspections are done during a tenancy to make sure that the property is well maintained and there are no health and safety issues involved. The main focus of rental inspection is to make sure that the house is in good condition by maintaining the quality and stability of the property. Prior to rental inspections, the property must be generally clean and tidy for inspection.

The residential Tenancy Act 1997 allows us to carry out routine inspections during a tenancy every 6 months. Our inspection schedule is as follows: Move in: Ongoing Condition Report Third Month: Routine Inspection Ninth Month: Routine Inspection & Rental Assessment Twelfth Month: Lease renewal or outgoing inspection. After each inspection we provide a report along with photographs detailing the condition of the property and any suggested repairs.
